Outdoor convertible living spaces are one of the top home features buyers are demanding in 2024. The added value will be tangible in the selling price, as well as intangible in that way it piques buyers’ interest. There isn’t a significant difference in return on investment (ROI) for a deck versus a patio. Instead, you want to think about functionality, privacy, and maintenance. Composite wood decking is the go-to as it doesn’t require seasonal sanding and staining, while stamped concrete has great visual appeal without room for weeds to crop up.

Comfort Systems

Installing outdoor fans and shade systems can have a huge impact on the usefulness of an outdoor living space. Particularly if your home backs up to woods or sits near water, you may find that mosquito misting systems are a worthwhile investment. Consider improvements you can make that will help buyers envision comfortably living and entertaining in the space.

Outdoor Kitchens

Fully appointed kitchens are typically a larger investment than can be supported by the average ROI. However, your home might be in a place where an intentionally designed grilling space is a good fit. Consider a heat-resistant surface for placing grills, room for a countertop or table, and easy access to the indoor kitchen. 

If possible, pulling the gas line from the house will provide an easy and convenient way to fuel a grill. Outdoor electrical outlets will accommodate a beer fridge or margarita blender. All of these things will help potential buyers see themselves prepping meals and relaxing outdoors.

Pools and Spas

Generally speaking, pools are less likely to provide a strong ROI. In Central Ohio, for example, pools can be seen as a liability to potential buyers. It’s a lot of maintenance and the window of use is smaller than in other areas of the country. 

Alternatively, spas may add value as they require less maintenance but are often tagged as an eyesore, so consider ways to incorporate them alongside existing fixtures and landscaping. 

Look into the prevalence of pools in comparable homes as you decide what to do. But also remember – you live in your home now, and if you really want that pool, perhaps the investment is worth it.

The Bottom Line: a Higher Resale Value

Homes with functional and well-designed outdoor living areas typically sell faster and at higher prices than comparable properties without such amenities. It’s important to make improvements and updates in line with what your local market can handle. That said, however, you can anticipate listing a home with a deck or patio at about $20,000 higher than a home without this. Outdoor fireplaces, built-in fire pits, and outdoor kitchens are also great additions that will bring in buyers – and offers.
