Central Ohio Housing Market Update
May 2017 was an exciting month in the Central Ohio real estate community. A number of new records were set, including highest average sale price ($227,783), lowest average days on market (33), and most consecutive year over year decreases in the number of homes for sale (76). Those are some really neat statistics, but what does all this mean?
According to Columbus Board of Realtors’ President, Mic Gordon, “These are the highest sales prices we’ve ever seen in central Ohio. Home values continue to soar and now is a better time than ever to put your home on the market if you’ve considered selling.”
I think it’s safe to say that now is a good time to sell your home. An average days on market of 33 days is unprecedented, and in popular communities such as Dublin, Worthington, and Grandview, this number is even lower.
That said, this can be extremely frustrating for anyone looking to buy a home. If you’ve found yourself losing out on homes with multiple offers, or watching your “dream home” go into contract before having a chance to see it, then you’re not alone. While it may seem hopeless, over 3,000 buyers found homes last month. Here are some home-finding hacks that will give you an edge over other buyers:
- Use home search sites linked to the Columbus MLS. Ask your Realtor to hook you up with a Flex MLS account. This provides you with real time updates as soon as new homes hit the market, and best of all, it’s free! Realtor.com is also a good alternative, as they sync to the MLS multiple times per day.
- Search coming soon listings. Many homes have coming soon signs in the yard long before being listed online. Drive around neighborhoods you like, and look for coming soon signs.
- Hire a good Realtor. You need someone who is knowledgeable and responsive in order to quickly notify you of new listings and get you into see them as soon as possible.
